DSCR FAQ.

What's the difference between a DSCR loan and a conventional investment loan?
A conventional investment loan requires your tax returns, W-2s, debt-to-income calculation, and caps you at 10 financed properties (Fannie Mae rule). A DSCR loan ignores all of that — it qualifies you based purely on whether the property's rent covers the mortgage payment. There's no cap on properties, no DTI math, and no personal income docs.
What DSCR ratio do I need to qualify?
Most programs want at least 1.0 (rent equals the PITIA payment), and the best pricing kicks in at 1.25+. Some of our lenders go down to 0.80, and we also have No-Ratio programs for cash-strong borrowers where DSCR isn't checked at all. The trade-off below 1.0 is a slightly higher rate, but the loan still closes.
Can I close in my LLC name?
Yes — most of our DSCR programs are LLC-friendly with no personal guarantee required on the corporate vesting. You'll need to provide your LLC articles, operating agreement, and an EIN. We can also close in an individual name and quit-claim into the LLC post-close if your LLC isn't set up yet.
Will my credit get hit when I get a quote?
No. Our quote process is a soft pre-qualification — you give us the property and rent, we come back with three options. The hard credit pull only happens when you formally choose a program and lock the rate. You can compare options without any credit impact.
How fast can you actually close?
Our average is 18 days from a clean file to funded. Worst case on most files is 25 days. The bottleneck is usually appraisal turnaround — if your property has been recently appraised, we can sometimes do a 14-day close.
What about short-term rentals — do Airbnb properties qualify?
Yes. We use AirDNA projections, prior-year STR income, or market rent comps depending on the program. Several of our lenders specialize in STR DSCR loans for Airbnb, VRBO, and corporate-rental properties. LTV is typically capped at 80% for STR.
What are the prepayment penalties?
Most DSCR loans carry a 3- or 5-year prepayment penalty (typically 3-2-1 step-down). We can also originate loans with no prepayment penalty for a small rate premium — useful if you're flipping or refinancing soon. We'll show you both options in your quote.
